Occupancy & Gatherings
-Our home comfortably accommodates a maximum of 20 overnight guests.
-For events or gatherings, the maximum capacity is 40 people. Please note that a standard booking includes both completely separate sides of the duplex.
Noise & Quiet Hours
-Quiet hours are strictly observed from 11 PM through the morning 🤫. We kindly ask that you keep noise to a minimum to ensure respect for our residential neighborhood.
-All exterior filming equipment or bright outdoor lights must be turned off by 10 PM and remain off during quiet hours.
-No parties other than pre-approved events.
Pets
-We are happy to welcome up to 4 well-behaved dogs to our home at $50 per pet per night. Pet fee is non-refundable & must be paid prior to your check-in. For any unauthorised pet, a pet fee of $100 per pet per night will be charged. Guests are responsible for picking up all pet waste, both indoors and in the yard. Failure to do so will result in an additional cleaning fee.
Smoking
- No smoking in the house. A $1500 air remediation fee will be charged if smoking indoors occurs.
Use of Grounds
-Guests are welcome to enjoy the fully fenced half-acre lot (front and back) 🌳.
-For your safety and privacy, please do not enter any areas beyond the fence or neighboring yards.
During Your Stay
-Please run the dishwasher with all used dishes before you depart 🍽️.
-Empty and unplug the coffee pot ☕.
-Kindly place all used towels in the laundry area 🧺.

-Our kitchen is equipped with brand-new appliances, including multiple refrigerators, a dishwasher, oven, and microwave.

-Dishwasher: Please load all used dishes and run a cycle before you check out.
-Coffee Pot: After use, kindly empty and rinse the coffee pot, then turn it off or unplug it.
-Refrigerator Troubleshooting: If a refrigerator stops cooling, please locate its dedicated breaker, switch it off, wait a few seconds, and then turn it back on to reset the unit.
