Guests have access to the entire unit. The property is a duplex shared with the next door unit, which is also a rental. The front yard and backyard are fully fenced but shared with guests if booked on the other side. Both sides can be booked for large parties and full privacy.

🏡 Occupancy & Gatherings
-Our home comfortably accommodates up to 10 guests. Please note that the maximum occupancy for the entire duplex property is 25 people upon approval. A fine will incur if event is held without prior host approval.
-Any party, event, or dinner gathering requires prior host approval. Please inform us of the total number of attendees, especially if more than 10 people will be on-site (even if they are not staying overnight).
🤫 Noise
-We kindly ask that you observe quiet hours between 10:00 PM and 8:00 AM. Please be mindful of noise levels, especially when enjoying the outdoor areas, to ensure a peaceful environment for our neighbors.
🐾 Pets
We are happy to welcome up to two well-behaved dogs to our home at $50 per pet per night which is non refundable & must be paid prior to your check-in. For any unauthorised pet, a pet fee of $100 per pet per night will be charged. Guests are responsible for picking up all pet waste, both indoors and in the yard. Failure to do so will result in an additional cleaning fee.
🚭 Smoking
No smoking inside. A $1500 fee will be charged if guests smokes inside to pay for air remediation.
-Smoking is permitted in the yard. Please dispose of all cigarette butts safely and responsibly in the outdoor trash bins.
🧹 Checkout Procedures
-To help us prepare for our next guests, please follow these simple checkout steps:
-Load and run the dishwasher.
-Empty and rinse the coffee pot, then turn it off and unplug it.
-Place all used towels in the laundry area and start a load (please leave bed linens on the beds).
-Return any moved furniture to its original position.
-Turn off all lights and TVs.
-Lock every window and door.
-Unauthorized late checkouts (more than 20 minutes past the agreed checkout time without prior approval) will incur a $100 fee for each hour, as we must pay our cleaning team for their waiting time.
-If the house is left exceptionally dirty or most checkout procedures are not followed, an additional cleaning fee may be charged.

-Our fully-stocked coffee bar features a pod and pot brewer, French press, pour over, and kettle.
-Enjoy complimentary locally roasted specialty coffee, K-cups, and a variety of coffee condiments.
-Troubleshooting: If the coffee maker isn't working, please try plugging it into a different outlet. If the indicator light is on, press the GFCI RESET button. If the issue persists, please let us know, and we'll arrange a prompt repair or replacement.
